our long list of satisfied clients as well as the general public. With over 30 years of experience in Mid-Coast Maine,
our management team has faced and solved more "issues" than the average homeowner will in a lifetime. Coastal properties face
environmental challenges that just don't exist elsewhere. What "looks good on paper" doesn't always work as well in "real life".
Our design team can work with your ideas and offer subtle changes that can make the difference between home-ownership euphoria

Below are some frequently asked questions regarding our services...
How much information do yo need? My ideas are scribbled on a napkin....
No problem. We'll take the time to sit with you and start converting
those initial abstract ideas into something tangiable that we can turn into working drawings. This will help you get a better idea
of an end result, and help us detect any potential problems before they develop.
I saw a photo of a house I like in a magazine, can you create plans from that?....
Yes... Once we understand the style and features
that you're looking for, we can work with you on designing a functional floorplan and create a set of drawings that can be used
to build a similar house. Likewise, the same can be done should you have a freind who owns, or you physically see, a house you
like.
I love my existing home, but would like to add more room, or redo a kitchen or bath.....
The process is very similar. First, we get
to know you and what is important to you in your living space. We then work with your ideas while offering practical suggestions.
Once you are happy with the general concept, we start fine tuning the design and create plans that can be used to acheive
that result.
What do you man by "working drawings"?
Workings drawings are drawn to an industry accepted scale, and provide information such
as wall placements, accurate dimensions, locations of fixtures, services, etc. As well as building details covering
roof design, structural layouts, interior and exterior features etc. We can provide working drawings for new homes, garages,
additions, renovations and more.
I have to meet with a planning board, what do I need?
Frohmiller Construction has decades of experience in dealing with local government
boards and agencies. Our impecable reputation can be extremely useful when trying to get your plans approved. We can provide you with
a complete set of plans that will thoroughly and accurately relay your goals to these entities in a format that they can
accept directly as part of their review process. ( expections are some projects that are large or commercial in nature,
requiring an engineering or archectural stamp )
What is included in a "complete set" of plans?
Generally, a complete set includes 4 sets of constructions plans. These detail all the
relevant elevations, location and dimensions of wall and roof sections, and 3 dimensional views of the building which will
give you a good idea of what the completed project will look like. There are also other options as decribed below.........
What if I need more ( or less ) detail?
We can provide other features which can assist you and/or other trades in the building process.
The production of these can be billed on an hourly basis, and includes but is not limited to the following:
1-Full set of
electrical plans which can be used by our own electrician or one of your choosing which will detail placement and types of fixtures,
outlets and any special needs or circumstances.
2-Full set of HVAC plans covering all the details regarding any heating/ventilation/air
conditioning requirements.
3-Framing layout..which will give the number, location, and dimensional requirements for things like wall
studs, headers. door and window layouts etc.
4-Floorplan "Templates". These plans have only the rough layout of structural
walls etc. and as much other detail as you would like. This allows you to "pencil" in details that you would like and gives you
the option of making changes as your plan comes together.
What if I've already startted the process?
We utilize the latest archetectural software which allows us to import drawings from
other professional sources. We can also import files directly from your land surveyor and manipulate the virtual placement of your
future home on the site so that you can see its orientation before the first shovel touches the ground.
What are some of the advantages of dealing with Frohmiller Construction?

Contruction, you really DO become part of our family.We have lived and worked in this area for over 30 years. Our kids go to school
here. Our parents retire here. We support local programs and the community. You'll experience a virtual "walk through display" prior
to the design being printed. We are familiar with local codes and practices, which can save you much time and aggravation. All
our key personel receive ongoing education and training in the latest construction techniques and use of the newest products.
But most of all, you are dealing with a company that UNDERSTANDS the area and the intricacies of building in it. We've lived through
the blizzards, sweltering summers, and the January thaws.We know what "mud season" is, and what that runoff water can to do a
poorly designed basement. We have extensive constuction experience and can help you design a home that can successfully elliminate
things like ice dams, mold and mildew problems, structure settling, wet basements etc. And if you do have a question or concern, our
offices and our PHONES are manned with real people who care. That is huge to our many clients that spend parts of the winter
out of state. Our design staff works hand in hand with our estimators and job foremen to make sure that your design will
be as functional as it is beautiful.
What if I can't comit or simply don't have he budget?
Frohmiller Construction takes a lot a pride in the way we build structures,
but MORE pride in the way we build relationships. Sure, we'd love to design and build the home of your dreams, but your needs come
first. If you just need a good set of plans that you wish to take to your Uncle Bob, or Brother-in-Law who is also a carpenter/homebuilder,
then speak to us. A successful relationship is one where one party is glad to help another, and both parties benefit. We've
been at this for a while, and we're in it for the "long haul". Whatever the size of or needs for your project, call or visit
